DirectBook — Terms of Service Last updated: 15 June 2026 1. Introduction These Terms of Service ("Terms") govern your access to and use of DirectBook, a software platform operated at directbook.al ("DirectBook", "we", "us"). DirectBook lets independent accommodation providers ("Hosts") accept commission-free direct bookings on their own branded booking page. By creating an account or using the service you agree to these Terms. If you do not agree, do not use DirectBook. 2. The service DirectBook provides hosted software including a public booking page, calendar and availability management, channel (iCal) synchronisation, payment-gateway integrations, guest notifications and related tools. DirectBook is a software provider only. We are not a party to the booking contract between a Host and a guest, we do not own or manage any property, and we are not a travel agent or merchant of record for guest payments. 3. Accounts and eligibility You must provide accurate account information and keep it up to date. You are responsible for safeguarding your login credentials and for all activity under your account. You must be at least 18 years old and authorised to act for the business you register. 4. Host responsibilities As a Host you are solely responsible for: the accuracy of your listings, pricing, availability and policies; complying with all laws applicable to your accommodation business (including registration, tax, tourism and consumer-protection rules); the terms and conditions you present to your own guests; and fulfilling every booking you accept. 5. Subscriptions and billing DirectBook is offered as a free trial followed by a paid subscription (currently €19/month or €190/year). Subscriptions renew automatically until cancelled. Fees are billed in advance through our payment processor and are non-refundable except where required by law. We may change pricing with reasonable notice. If a subscription lapses, your public booking page may be suspended while your data is retained for a limited period. 6. Guest payments Where you enable a payment gateway (e.g. Stripe, PayPal or PokPay), payments for guest bookings flow directly between the guest and your own connected gateway account. DirectBook never holds guest funds. You are the merchant of record for those payments and are responsible for refunds, chargebacks and disputes. 7. Acceptable use You agree not to misuse the service, including: uploading unlawful, infringing or misleading content; using the platform for anything other than legitimate accommodation bookings; attempting to breach security, scrape or overload the service; or reselling the service without our consent. 8. Custom domains If you connect a custom domain you confirm you are entitled to use it. We provision and renew TLS certificates on your behalf. You remain responsible for your DNS configuration. 9. Intellectual property DirectBook and its software, design and trademarks remain our property. You retain ownership of the content you upload and grant us a licence to host and display it as needed to operate the service. 10. Availability and warranties We work to keep the service available but provide it "as is" and "as available", without warranties of uninterrupted or error-free operation. We are not responsible for failures of third-party services such as OTAs, payment gateways, email or messaging providers. 11. Limitation of liability To the maximum extent permitted by law, DirectBook is not liable for indirect, incidental or consequential damages, or for lost profits, bookings or data. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim. 12. Suspension and termination You may cancel at any time. We may suspend or terminate accounts that breach these Terms or applicable law. On termination you may export your data; we then delete or anonymise it in line with our Privacy Policy. 13. Changes We may update these Terms from time to time. Material changes will be notified by email or in-app. Continued use after the changes take effect means you accept them. 14. Governing law These Terms are governed by the laws of the Republic of Albania, and disputes are subject to the competent courts of Tirana, unless mandatory local law provides otherwise. 15.
